Section
1031 "Like Kind" Properties
Section 1031 of the Internal Revenue Code allows you to
defer capital gain taxes by Exchanging your current property for another
of “Like Kind”.
To qualify as “like kind” any type of real property held for
investment or productive use in a trade or business may be exchanged for
any other type of real property to be held for investment or productive
use in a trade or business.

Your personal residence, dealer property,
partnership interests and other personal property are generally not
recognized as “like kind” property in comparison to those identified in
the above diagram.
